From the moment I walked into this home, I knew it would sell quickly.
My two concerns were; 1. It was only a one bedroom home, and 2. Covid-19 was in full swing.
This was my first time selling a one bedroom and I wasn't quite sure how to go about marketing it.
So I started with my drone which of course is the most fun marketing tool I have in my tool box.
The photos were easy because the house was beautifully decorated and had so much natural light.

I listed the property for $478,900 on June 15, 2020.
The first open house brought in so many people, it was like one big fun (masquerade) party. Literally!
Our marketing technique brought in 4 offers. 9 days later we (well the sellers) accepted on offer of $500,000.
I always say "we" because we work as a team with all our clients and well...you know, there is no I in team!

One of the terms in the offer was waiting until the buyer sold their house. This was no problem because my seller clients had to find a house to buy as well. Timing is everything. Another term of course was the home inspection. Once a home inspection is completed, the next step is signing the P&S, after that the mortgage process begins. In this case we didn't have to worry about that because the buyer was paying with cash. Cash is great because the length of time to sell is cut down from 60 days to 20 days depending on how fast the title report comes in. 

Next comes the closing. Don't forget, this was the beginning of Covid. Covid has chased away the closing table. Closings were my favorite part of the process because both parties were able to meet for the first time and I was able to congratulate them and hand them the keys and a nice gift. It's Ok though because now I just make a point to invite myself over for a glass of wine and congratulate them masquerade style!
